How to calculate a home loan EMI
- Enter the property price and down payment. The loan amount fills in as price minus down payment. You can overwrite it with the exact loan the bank has sanctioned.
- Add the interest rate and tenure. Use the annual rate quoted by the lender and the number of years the buyer wants to repay over.
- Read the EMI and totals. You see the monthly EMI, the total interest over the loan and the total amount the buyer will pay, with lakh/crore readings.
- Check the schedule. The year-wise table shows how much principal and interest each year's EMIs cover and the balance left.
- Or start from the budget. Switch to "Loan budget from EMI", enter what the buyer can pay each month, and see the loan and property budget it supports. Copy the result and share it with the buyer.
The EMI formula is EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments. Example: a ₹60,00,000 loan at 8.5% for 20 years is an EMI of about ₹52,069, with about ₹64.97 lakh of interest over the loan. Illustrative only; the lender's final EMI can differ slightly because of rounding, fees and the exact disbursal date.

Frequently Asked Questions
How is home loan EMI calculated?
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments. For example, a ₹60,00,000 loan at 8.5% a year for 20 years (240 EMIs) works out to an EMI of about ₹52,069.
How much total interest will I pay on a home loan?
Multiply the EMI by the number of instalments and subtract the loan amount. In the ₹60,00,000, 8.5%, 20-year example, 240 EMIs of about ₹52,069 add up to about ₹1.25 crore, so the total interest is about ₹64.97 lakh. A shorter tenure raises the EMI but cuts the total interest.
How do I find out how much loan I can get for a given EMI?
Switch to Loan budget from EMI and enter the monthly EMI the buyer can afford, the interest rate and the tenure. The calculator reverses the EMI formula to show the loan that EMI supports, and if you enter the buyer's own funds it adds them to show a property budget. The bank's actual sanction also depends on income, other loans and its own rules.
Why does the interest part fall each year in the schedule?
Interest is charged on the outstanding balance. Early EMIs go mostly to interest because the balance is high; as the balance falls, more of each EMI repays principal. The year-wise table shows this split and the balance left at the end of each year.
Will the bank's EMI match this calculator exactly?
It should be very close, but the lender's figure can differ slightly because of rounding, processing fees, the exact disbursal date, pre-EMI interest during construction, or a floating rate that changes later. Treat this as an estimate and confirm the final EMI with the lender.
Does this calculator store or upload my loan details?
No. All calculations run in JavaScript in your browser. The amounts and rates you enter are not sent to KroLead or saved by this page.
