How to calculate your sales commission

  1. Enter the deal value. The property price, loan amount, policy premium or sale value your commission is based on. The lakh/crore reading appears next to it.
  2. Pick flat % or slabs. Flat applies one rate to the whole value. Slabs let you set bands such as up to ₹5,00,000 at 2% and above at 3%, applied progressively or to the whole deal.
  3. Split it if you share the deal. Enter the co-broker's or team's share; the rest is your commission.
  4. Add GST and TDS if they apply. Tick GST to add it on top of your commission for your invoice, and enter the TDS % your client or company deducts. You see the amount that actually reaches your bank.
  5. Build your month. Add each closed deal to the list to see the monthly total, then copy the result as text.

Example: a ₹75,00,000 flat at 2% is ₹1,50,000. With a 50% co-broker split you keep ₹75,000; adding 18% GST makes the invoice ₹88,500, and 2% TDS (₹1,500) leaves ₹87,000 in your bank. Illustrative example; GST and TDS rates are editable and this is not tax advice.

Dreaming of a month with twice the closed deals?

More commission starts with never losing a lead. Most missed deals are a forgotten callback or a buyer nobody followed up with. KroLead is an Android CRM for sales teams that keeps every lead and its next follow-up in one app, and Call Pilot helps you on calls with your leads, so more of your enquiries turn into deals you can add to this list.

Frequently Asked Questions

How is sales commission calculated?

Commission is the deal value multiplied by the commission rate. For example, 2% on a ₹75,00,000 property is ₹1,50,000. If you share the deal, subtract the co-broker's or team's share; if you charge GST, add it on top of your share for the invoice; and if TDS is deducted, subtract it from what you receive.

What is the difference between progressive slabs and whole-deal slabs?

With progressive slabs each part of the deal value is paid at its own slab rate, like income tax: with up to ₹5,00,000 at 2% and above at 3%, a ₹10,00,000 deal earns ₹10,000 + ₹15,000 = ₹25,000. With whole-deal slabs the entire value gets the rate of the slab it reaches, so the same deal earns 3% of ₹10,00,000 = ₹30,000. Check which method your company or builder uses.

How do I split commission with a co-broker?

Enter the co-broker's or team's share as a percentage, for example 50 for an equal split. The calculator subtracts that share from the total commission and shows your commission, GST and TDS on your part only.

Is GST charged on real estate or insurance agent commission?

Commission for services is generally subject to GST, commonly at 18%, when the agent is registered or required to register. Tick the GST box to add it to your invoice; the rate is editable. The GST you collect is paid on to the government, so it is not your income. This is an estimate, not tax advice; confirm with your CA.

How much TDS is deducted on commission or brokerage?

TDS on commission and brokerage was covered by Section 194H of the Income-tax Act, 1961, where the rate was cut from 5% to 2% from 1 October 2024. From 1 April 2026 the Income-tax Act, 2025 applies and the same payment falls under Section 393, at 2% once payments in the year cross ₹20,000 (a higher rate can apply without PAN; insurance commission has its own rules). Enter the rate that applies to you in the TDS box; the calculator works it out on your commission before GST. This is an estimate, not tax advice; confirm with your CA.

Can I add up several deals for my monthly commission?

Yes. Click Add deal to monthly list after each deal. The list shows each deal's value, your commission and the amount you receive, plus a month total in Indian format with lakh and crore, and you can copy the whole summary as text.

Does this calculator store or upload my deal details?

No. All calculations run in JavaScript in your browser. Deal values, names and rates you enter are not sent to KroLead or saved by this page, and the list clears when you close or reload the page.
